Terms of Sale

Valid from 1 September 2026.

These terms of sale apply to cleaning services sold by Manoela Oy to consumer customers. Manoela Oy’s general contract terms apply in addition. For business customers, only Manoela Oy’s general contract terms apply.

These terms are a translation of the Finnish original. In case of any discrepancy, the Finnish version prevails.

2. Services and scope

Manoela Oy provides home cleaning, moving cleaning and office cleaning in the Helsinki metropolitan area (Helsinki, Espoo, Vantaa and the wider Greater Helsinki region).

Services can be ordered through the form on our website, by email, by phone or via WhatsApp. The contract is formed when Manoela Oy confirms the order to the customer.

3. Prices

  • The price is set either as an hourly rate or as a fixed project price, and is confirmed to the customer before work begins.
  • All prices quoted to consumer customers include Finnish VAT (standard rate 25.5%).
  • The minimum billable working time is two (2) hours per order.
  • Travel time, any parking fees and vehicle kilometres within the Greater Helsinki region are included in the working time.
  • Our normal working hours are Mon–Fri 8:00–17:00. Evening work (18:00–23:00) carries a +10% surcharge, night work +30%, Saturdays 7:00–17:00 +15%, and Sundays and public holidays +100%.
  • Cleaning agents are charged as an additional €15 (incl. VAT) unless otherwise agreed.
  • Additional compensation for exceptionally dirty, heavy or hazardous work is agreed case by case in advance.
  • Customers may be able to claim the Finnish household tax credit (kotitalousvähennys) for the labour share of work carried out at home, subject to the tax rules in force.

4. Payment terms

  • The service is paid after the work has been carried out. No advance payment is required.
  • Accepted payment methods are MobilePay and invoice (by email or on paper).
  • The billing period is one calendar month. Recurring work is invoiced once a month in arrears.
  • The payment term is 7 days net from the invoice date.
  • Late payment interest accrues from the due date at the rate set by the Finnish Interest Act in force.
  • A reminder fee of €5.00 (incl. VAT 25.5%) is charged for an unpaid invoice.
  • A paper invoice sent by post is charged at €3 (incl. VAT 25.5%). Electronic invoices are free of charge.
  • Invoices can be paid to Manoela Oy’s account FI85 5723 0220 3977 10. Please use the reference number shown on the invoice.
  • MobilePay payments are processed by MobilePay and are additionally subject to MobilePay’s own terms of use.

5. Delivery time and performance of the service

  • The service is performed at the time agreed with the customer, at the address the customer has provided. The time is confirmed in the order confirmation.
  • For one-off orders, a date and time are agreed. For continuous cleaning contracts, a cleaning frequency is agreed (for example weekly or every two weeks).
  • The estimated duration of the work is based on the information the customer has provided about the premises. We are not liable for the accuracy of the estimate if the information provided was incomplete.
  • If we are unable to perform the service at the agreed time, we will inform the customer without delay and offer a new time. The customer is then entitled to cancel the order free of charge.

6. Consumer’s right to cancel the contract (14 days)

When the contract has been concluded by means of distance communication (for example the website form, email or phone) or away from our business premises, the consumer has the right under the Finnish Consumer Protection Act to withdraw from the contract within 14 days of concluding the contract, without giving a reason.

How to cancel. Notify us before the deadline expires by email at info@manoela.fi or by phone at +358 40 120 1848. You may use a free-form notice or the standard withdrawal form. Sending the notice within the deadline is sufficient.

Starting the service during the cancellation period. If the customer expressly requests that the service begin during the 14-day cancellation period and the contract is later cancelled, the customer pays reasonable compensation for the work performed up to the moment of cancellation, in proportion to the full agreed performance.

End of the right to cancel. If the service has been performed in full at the customer’s express request before the 14-day period expires, and the customer was informed before the work started that the right to cancel would be lost, the right to cancel no longer applies.

7. Cancelling or rescheduling an individual cleaning visit

These terms concern the cancellation of an agreed individual cleaning visit and are separate from the statutory right of withdrawal described in section 6.

  • Cancellations must be made at least three (3) working days before the agreed cleaning day. Such cancellations are free of charge.
  • For later cancellations we charge 50% of the service fee.
  • For cancellations made on the agreed cleaning day we charge the service in full.
  • For rescheduling less than three (3) working days before the cleaning day we charge 20% of the agreed price.
  • Manoela Oy reserves the right to cancel an unsuitable order.

8. Contract duration and termination

  • A one-off service contract ends without notice once the service has been performed.
  • A fixed-term contract ends without notice on the end date recorded in the contract.
  • The notice period for a continuous cleaning contract is one (1) month. Notice is given in writing to info@manoela.fi.

9. Return and refund terms

As this is a service, there is no right of return for goods. Refunds are handled as follows:

  • If the customer cancels the contract under section 6, or the service is not performed, we refund any amount already paid within 14 days of receiving the cancellation notice.
  • The refund is made using the same payment method as the original payment: a MobilePay payment is refunded via MobilePay unless otherwise agreed with the customer. No fees are charged to the customer for a refund.
  • 100% satisfaction guarantee: if work has been left undone or performed inadequately, we redo the work free of charge against a justified complaint. If the defect cannot be remedied, the customer has the right under the Consumer Protection Act to a price reduction or to cancel the contract.

10. Complaints handling

If the customer is dissatisfied with the quality of the service, this must be reported to Manoela Oy as soon as possible and at the latest within a reasonable time from when the defect was noticed or should have been noticed.

We confirm receipt of a complaint without delay and handle it within 14 days at the latest. Our primary remedy is redoing the work free of charge.

Manoela Oy holds a valid liability insurance policy for cleaning services.

11. Dispute resolution

These terms and the contract are governed by Finnish law.

We aim to resolve any disagreement primarily by negotiating directly with the customer, so please always contact us first at info@manoela.fi.

If the matter cannot be resolved, a consumer customer may:

  1. Contact the Finnish Consumer Advisory Service (www.kuluttajaneuvonta.fi, tel. +358 29 505 3050), which assists in reaching a settlement.
  2. Refer the matter to the Consumer Disputes Board (www.kuluttajariita.fi, Hämeentie 3, P.O. Box 306, 00531 Helsinki). Before referring a case to the Consumer Disputes Board, the consumer must contact the Consumer Advisory Service.
  3. Bring an action before the District Court of Helsinki or the district court of their own place of residence.

For business customers, disputes are settled in the District Court of Helsinki or in the district court of the locality in whose jurisdiction the service is performed.
